Renting in Bristol

Looking for your next home in Bristol? Here is what to expect when renting through Willow, from applying for a property to support during your tenancy.

How Renting Works

1

Find a Property

Browse listings on Rightmove or contact our team with your requirements to arrange viewings that match your needs.

2

Apply

If you would like to proceed, complete an application and provide the documents needed for referencing and checks.

3

Referencing

Referencing includes employment verification, previous landlord references, and a credit check through a professional service.

4

Sign and Move In

Once approved, we prepare the tenancy agreement, collect funds due, and confirm key collection and move-in details.

What to Expect as a Willow Tenant

Your Deposit

Deposits are protected in a government-approved scheme. You receive confirmation promptly, and we manage check-out and return procedures fairly at tenancy end.

Paying Rent

Rent is paid monthly on an agreed date. If you are facing payment difficulties, contact us early so we can discuss practical options.

Maintenance and Repairs

Report issues to us and we will coordinate repairs and updates. Emergency support arrangements are provided for out-of-hours situations.

Inspections

We carry out periodic inspections with reasonable notice to check property condition and identify maintenance needs.

End of Tenancy

As your tenancy ends, we discuss renewal options or move-out plans, complete check-out, and manage deposit return steps.

Tenant Fees

Under the Tenant Fees Act, most charges are banned. Payments that may still apply are listed below.

  • Holding deposit: up to one week's rent (offset against first month's rent)
  • Security deposit: up to five weeks' rent
  • Rent: as agreed in your tenancy
  • Changes to tenancy after signing: GBP 50 (where applicable)
  • Early termination: costs may apply depending on circumstances
  • Lost keys: reasonable replacement cost

Your Responsibilities

  • Pay rent on time
  • Look after the property and report maintenance issues promptly
  • Do not make alterations without written permission
  • Allow access for inspections and repairs with reasonable notice
  • Do not sub-let or add occupants without agreement
  • Return the property in good condition at tenancy end

Your tenancy agreement sets out full terms, and we are happy to explain anything unclear before or during your tenancy.

Common Questions from Tenants

How much deposit do I need?

The security deposit is capped at five weeks' rent. You will also need to pay your first month's rent before moving in.

How long does referencing take?

Referencing typically takes 2-5 working days, depending on how quickly your referees respond. Letting them know in advance can speed things up.

Can I have pets?

Pet requests depend on the property and landlord. Ask us about pet-friendly options or whether a landlord may consider your request.

What if I need to end my tenancy early?

Please contact us as early as possible. Depending on circumstances, options may include a replacement tenant or an agreed early release process.

How do I report a repair?

Email or call us with clear details of the issue. For emergencies outside office hours, use the emergency contact process provided at move-in.
